Side return extensions: what the rules actually say
The most reliable improvement available to a London terrace, and the project where the rules are least intuitive.
The side return is the strip of ground beside the back addition on a Victorian or Edwardian terrace — usually a metre and a half to two and a half metres wide, usually holding a dead side passage, some drain runs and a bin. Filling it in is the most reliable improvement available to a London terrace, because it turns a corridor kitchen into a room the width of the house without taking a single metre of garden.
It is also the project where the rules are least intuitive, because a side return is rear in one direction and side in another, and the permitted development classes treat those very differently.
Rear or side? It matters more than it sounds
A pure side return infill — filling the strip alongside the existing back addition, going no further back than the addition already goes — is generally treated as a rear extension, because it sits behind the original rear wall of the house. That puts it inside the single-storey rear extension allowance: three metres deep on a terrace, four metres of height.
A wraparound — the side return plus a run across the full back of the house — is the same class, but the depth is measured from the original rear wall, and the whole thing still has to sit within it. This is why so many wraparounds are drawn at exactly three metres. It is not a coincidence and it is not laziness; it is the line beyond which the job becomes a planning application.
What genuinely counts as a side extension — projecting sideways past the original flank wall of the house, which on a mid-terrace is impossible and on an end-terrace or semi is very possible — is single storey only, four metres high, and no more than half the width of the original house. If your end-terrace side return goes past the flank wall, that half-width test applies and it catches wide plots.
The two-metre boundary rule sets your roof
Any part of the extension within two metres of a boundary has a three-metre eaves limit. A side return is, by definition, hard against a boundary along its whole length. So the eaves on the boundary side are capped at three metres.
That single sentence is why side returns look the way they do. You cannot have a generous pitched roof running down to a four-metre eaves on the neighbour's side. What you can have is a flat or shallow roof with rooflights, or a mono-pitch rising away from the boundary, or a valley arrangement tucked against the existing addition. When someone shows us a reference photo of a soaring glazed gable on a two-metre-wide return, this rule is usually the reason it cannot be built as drawn — at least not without an application.
It is also why rooflights matter so much on these jobs. With one flank wall against a neighbour and the other against the house, all the light has to come from above and from the back. Getting the rooflight positions right is the difference between a wide dark room and a wide bright one, and it is worth spending an hour on at design stage rather than accepting whatever the drawing came with.
What is under the strip
Side returns are cheap in square metres and expensive in surprises, because the strip you are building over is where the Victorians put everything they did not want inside the house.
- Drainage. There is almost always a soil pipe, a gully and often a shared run to the sewer. Building over or within three metres of a public sewer requires an agreement with Thames Water — a build over agreement — and that is a separate approval on a separate timescale. It needs starting early, not discovered at first fix.
- Foundations. The neighbour's flank wall and your own back addition were built on shallow Victorian footings. New foundations beside them normally have to go deeper, in bays, and that is the excavation that triggers the Party Wall Act.
- Ground. Much of south and west London sits on London Clay, which shrinks and swells with moisture. Nearby trees push foundation depths down substantially, and that is a real cost, decided by the soil rather than by anyone's preferences.
- The existing structure. Removing the addition's flank wall means the roof and any floor above it need supporting. That is steel, and steel needs a structural engineer's calculations, padstones, and — depending on the arrangement — fire protection.
The steel decision people leave too late
Almost every side return needs at least one beam, and often three: one along the old flank wall, one across the back, and a smaller one over the opening into the front room. How those beams are arranged determines whether you end up with a clean unbroken ceiling or a downstand you have to design a kitchen around.
The choice is between a deeper beam sitting flush with the ceiling and a shallower one that drops below it, and it is decided by span, load and how much depth the floor build-up above will allow. It is worth having that conversation with the engineer and the builder in the same room, before fabrication, because once the steel is made the ceiling is settled.
If you want the steel left exposed — and on the right room it looks superb — that has to be decided at the same point, because it changes the finish specified at the fabricator, the fire protection strategy and the connection details. Retro-fitting the look afterwards is not really possible.
Party wall, every time
A side return will almost always involve cutting into or building off a party wall, and will almost always involve excavating within three metres of the neighbour's house to a depth below their foundations. Both are notifiable under the Party Wall etc. Act 1996. Notices go out two months ahead for work to the wall itself, one month for the excavation. There is a separate guide on this, and it is worth reading before you set a start date, because the notice period is the most commonly underestimated part of the programme.
What good looks like when it is finished
A side return done properly reads as though the house was always that shape. The new ceiling meets the old one without a step. The floor runs through in one plane from the front room to the back doors. The rooflights are placed where the room needs light rather than where the joists were convenient. Nothing about it announces itself as an extension.
That is almost entirely a function of decisions made before anyone digs — beam depth, floor build-up, threshold detail, where the drainage goes. The building work is the easy part.
