Cookie Policy

What this website stores on your device, which parts of it you can switch off, and how to change your mind at any time.

What cookies are

A cookie is a small text file that a website asks your browser to store on your device. When you come back, the site can read it. Cookies are how a website remembers that you have already dismissed a banner, keeps a page secure while you use it, and counts visitors without knowing who they are.

Similar technologies do much the same job by other means — local storage in your browser, and small tracking images sometimes called pixels or web beacons. Where this policy says “cookies”, it covers those too.

Cookies are either session cookies, which disappear when you close your browser, or persistent cookies, which stay until they expire or you delete them. They are set either by us, through the platform that hosts this site, or by another organisation whose content appears on a page — a map or an embedded video, for instance.

Why we use them

Sparingly. This is a building company's website, not a shop. We use cookies to make the site load and stay secure, to remember what you chose in the cookie banner, and — if you agree — to see in aggregate which pages people read and which ones fail them.

We do not use cookies to build an advertising profile of you, and we do not sell what they record.

The categories we use

Strictly necessary

These make the site work. They keep your session running as you move between pages, protect forms against cross-site request forgery, balance traffic between servers, hold cached content so pages load quickly, and store the choice you made in the cookie banner so you are not asked again on every page.

They are set by the platform that hosts this website, and typically carry names such as svSession, XSRF-TOKEN, hs and ssr-caching, along with a cookie recording your consent choices. Because the site cannot function without them, they are set without consent, as the law permits. They do not track you across other websites.

Performance and analytics

These tell us how the site is used: which pages are read, how people arrive, which guides hold attention and where visitors leave. Reports are read at the level of the audience, not the individual. We use a mainstream analytics provider, whose cookies are usually named _ga and similar. Diagnostic cookies from the hosting platform, which record page loading errors and performance, sit in this category too.

These are set only if you agree.

Functional

These remember preferences that are not essential but make the site more comfortable to use — for example a display choice you have made. Set only with your agreement.

Advertising and targeting

We do not currently set these. We do not run advertising on this site, and we do not use remarketing cookies to follow visitors around the internet. If that ever changes, this page and the cookie banner will be updated before any such cookie is set, and your agreement will be asked for first.

Cookies set by other organisations

Some pages carry content served from elsewhere — an embedded map showing where we work, or a video of a completed project. When that content loads, the organisation providing it can set its own cookies, under its own policy, which we do not control. Where such content is not necessary for the page, it is loaded only after you have accepted the relevant category.

If you follow a link from this site to another website, that site's cookie policy applies from the moment you arrive.

How to control cookies

On this site. The first time you visit, a banner asks what you are willing to accept. You can accept all, reject everything that is not strictly necessary, or choose category by category. You can reopen those settings at any time from the link in the footer and change your answer. Withdrawing consent is as straightforward as giving it, and takes effect immediately for anything set afterwards.

In your browser. Every major browser lets you see the cookies stored on your device, delete them, block them from particular sites, or block them all. The controls are usually under settings, then privacy. Deleting cookies removes the record of your consent choice, so the banner will appear again on your next visit.

Analytics specifically. Our analytics provider publishes a browser add-on that opts your device out of measurement across every site using that service. Many browsers also send a “do not track” or global privacy signal; where a browser sends a recognised signal, we treat it as a refusal of the non-essential categories.

If you block everything. Strictly necessary cookies cannot be switched off within the site, because pages would not load or stay secure without them. If you block them in your browser, parts of the site — forms in particular — will stop working properly. Blocking the other categories has no effect on what you can read or on your ability to make an enquiry.

Changes to this policy

The cookies a website sets change when its tools change. We review this page when we alter the site, and the date of the last review appears below. Where a change introduces a new category, you will be asked again before it takes effect.
