What we built in UB10

A mid-terrace in Uxbridge, minutes from our own address. The brief was the one we hear most often: open plan living, dining and kitchen, with a real connection to the garden rather than a view of it.

What delivers that connection is a single opening spanning the entire width of the property in crittall-style doors — which is a structural decision, not a glazing one. Spanning the full width without an intermediate support means the beam over that opening is doing considerably more work, and that affects its size, how it is supported at each end, and how it is concealed within the ceiling. It is settled by the structural engineer long before anyone chooses a door.

If full-width glazing matters to you, say so at the survey. It changes the structural design, and adding it after the steel has been specified means specifying the steel again.

Being local is a practical difference here

The practical difference is response time and site presence. We can usually survey a Hillingdon property within a few days of being asked. During a build, the distance between our address and yours is short enough that turning up is never a logistical event — which matters most on the days a job goes sideways, when the question is whether somebody can be there this morning or on Thursday.

It also means the suppliers and specialist trades on your job are the ones we work with closest to home. The joiner, the steel fabricator and the groundworkers are people we see regularly rather than people we are meeting for the first time on your house.

More room to work with than inner London

Uxbridge, Hillingdon, Ickenham, Cowley and Ruislip run heavily to interwar and postwar semis and terraces, with plots that are generally wider and gardens noticeably longer than the Victorian terraces we work on in Wandsworth and Merton. Much of it was laid out as consistent suburban development, which means what worked on one street very often works on the next.

That changes what is sensible. Where an inner London terrace forces you sideways into a side return because there is nowhere else to go, a Hillingdon semi will often take a straightforward rear extension of real depth without sacrificing a usable garden. Side access is frequently better too, which makes the build itself less disruptive: materials in and spoil out without going through the house, deliveries handled off the street, and your hallway not becoming a works corridor for a season.

The other consequence is that two-storey rear extensions and side extensions over a garage are far more often viable here than in the inner boroughs. A detached or semi-detached house with a gap to the boundary has options a terrace simply does not have, and a garage too narrow for a modern car is usually the cheapest floor area in the house to bring into use.

Two decisions that get made too late

The first is where the doors go when they are open. Bi-folds stack to one side and that stack has to live somewhere. Sliding doors leave a fixed panel, so the opening is never the full width. Crittall-style doors on hinges need swing space, inside or out. All three look identical in a brochure photograph taken with them closed, and the difference only becomes obvious once the furniture is in and you are trying to get past.

The second is acoustic specification. Parts of the borough sit under Heathrow's flight paths and the noise environment varies a great deal street by street. Glazing units and roof build-ups can be specified for it, and the moment to decide that is when the windows and rooflights are being ordered rather than after the first summer with the doors open. If your street is affected you already know it — raise it at the survey so it is designed in rather than regretted.

Planning in Hillingdon

Applications go through the London Borough of Hillingdon. Many single-storey rear extensions fall under permitted development here, and the larger plots mean more schemes stay within it than would in inner London — which is the single biggest practical advantage of building on this side of the city.

That is not universal. Conservation areas exist, including parts of Old Uxbridge, Ickenham and Ruislip village, and in those the general rule needs checking against your address. Large parts of the borough's outer edge are Green Belt, where extensions are assessed against a far more restrictive test and disproportionate additions are refused as a matter of policy rather than judgement. If your property sits near that edge, establishing which side of the line it falls on is the first question rather than a detail for later.

Building regulations approval is needed either way. On a semi, expect a party wall agreement with the attached neighbour wherever you are digging foundations near the shared boundary, and remember the notice periods are fixed — start that conversation early and informally.
