What happens
- We come to you, at a time that suits, and usually soon after you ring.
- We measure, and we look at the structure, the drainage, the levels and the access — the four things that decide most of what is possible.
- You tell us what you are hoping for. Rough sketches and saved photographs are genuinely useful, and so is simply describing how you want to use the house.
- We tell you what is realistic, including if the answer is that your idea will not work as described, or that a different approach would serve you better.
- We explain the likely planning route and anything that will affect your timeline, such as party wall notices, freeholder consent or a conservation area.
It is a conversation with a tape measure in it, not a presentation. You should expect to be asked as many questions as you ask.
What it costs
Nothing, and there is no obligation afterwards. We are not going to sit at your kitchen table and refuse to leave until you sign something.
The reason it is free is straightforward. We would rather find out early whether a job is right for us, and you would rather find out early whether a scheme is possible before you have paid an architect to draw something the property will not take. Both of those are worth more to us than the hour costs.
What to have ready
Nothing at all is fine, and plenty of people book a survey with no more than a vague idea about the back of the house. If you happen to have any of the following it speeds things up:
- Existing floor plans, even old or approximate ones.
- Any drawings an architect has already produced.
- Your deeds, or your lease if you own a flat.
- Anything you have been sent by the council, a freeholder or a neighbour about the property.
- A rough idea of what you want the finished house to do for you, which matters more than a style.
Why it is worth doing before you pay anybody
The best time to argue about where a steel goes is before it has been made. The same is true of almost every decision on a build: head height in a loft, the depth of a foundation, whether a wall is carrying something, where a waste can reach the stack with enough fall. Each of those is cheap to establish now and expensive to discover later.
A survey is also how you find out whether the thing you rang about is the thing you actually need. People arrive certain they want an extension and leave having understood that a renovation reclaims the space they were about to buy. Nobody tells them that, because the extension is the larger invoice.
You are not buying an opinion at this stage. You are buying the information that lets you brief an architect properly, or decide not to bother.

What is a free site survey?
A visit to your house, at no cost and with nothing to sign. We look at the structure, the drainage, the services and the ground, and tell you what the house will allow, what it will not, and what the work you are considering actually involves. You get an honest answer whether or not you go on to use us.
Do I have to commit to anything?
No. The survey is free and there is no obligation afterwards. If the honest answer is that the job is not worth doing, or not worth doing yet, that is what you will hear.
What should I have ready?
Anything you already have: old drawings, a deeds pack, a previous quote, photographs of what you like. Rough ideas are fine, and sketches on the back of an envelope are genuinely useful. Nothing needs to be decided beforehand.
Which areas do you survey?
South and west London, including Wandsworth, Lambeth, Merton, Richmond upon Thames, Croydon, and Uxbridge and Hillingdon. If you are just outside, ring and ask.
