Most builders show you the finished room. We show you why the beam sits where it does, why a courtyard kept its escape route, and what we would tell you about your own house before anyone lifts a tile.
A finished photograph proves somebody took a photograph
You are not really choosing a builder on price. You are trying to work out whether these people will know what to do when something unexpected turns up behind the plaster — because on a London house, something always does.
That is very hard to judge from a gallery of finished kitchens. Every builder has one and they all look the same: an island, some bifolds, a grey floor. None of them tell you what went wrong on the way there, or what the house made them do differently.
So we did the opposite. Every project on this site carries a written account of the decision that mattered — why the side alley became the kitchen, why a ground floor flat had to have a courtyard designed into it, why the steel was left exposed rather than boxed in. Read a few of them and you will know whether we are the right firm, which is more than a photograph will ever tell you.
It also means you can check us. Everything here is a real address, a real decision and a real outcome.

What we build
Six things, done properly
Structural work on existing London houses and flats. No new build, no commercial work, and no fitting out other people’s kitchens.
They are not interchangeable, and the right one is decided by the shape of your house rather than the size of your budget. If you ring having already settled on an extension when a loft or a renovation would serve you better, we will say so.

How we work
Survey to handover, in five stages
The most common complaint about builders is not price and it is not quality. It is not knowing what is happening, or when. You always know which stage you are in and what has to happen before the next one starts.
- Site survey. Free and no obligation. We measure, we look at what the property will physically take, and we tell you what is realistic before anyone has spent anything.
- Drawings and permissions. We work alongside your architect or introduce one. Where combining permitted development with a planning application gives a better result than either route alone, we say so.
- Fixed quotation. Itemised, in writing, before anything is ordered or demolished.
- Build. One team, one project manager, weekly updates. We tell you about problems on the day we find them, not at the end of the week when they are harder to fix.
- Handover. Building control sign-off, certification, and a snagging list you walk with us and we clear.
Where we work
Not a list of every postcode in London. These are the boroughs where we have completed work and know the housing stock, the ground conditions and the way the council reads its own design guidance.
Most of our work is in Wandsworth — SW17 and SW18, around Southfields, Earlsfield, Tooting and Wandsworth Common. Beyond that: Merton and Wimbledon, Richmond upon Thames, Croydon, Herne Hill and Lambeth, and Uxbridge and Hillingdon.
Outside those areas, ring anyway. If it is not a job we should take, we will say so rather than pricing ourselves out of it quietly.
